Bryan Shreve
Co-Founder and Chairman
Bryan Shreve is Co-Founder and Chairman at Emerald Forest Capital Holdings at the San Antonio office, where he leads Acquisitions, Deal Financing, and Capital Raising. Bryan began his journey in the military where he was afforded many opportunities in the pursuit of excellence in all positions. He received his Bachelor of Arts Degree from the University of West Florida. With over 10 years of professional experience in Bank Compliance, to include an international certification, along with working side-by-side the Internal Revenue Service, Bryan gained a wealth of knowledge in the banking industry, business, investor relations, and attention to details. Bryan’s many ventures, includes being a previous co-owner of a large restaurant, and he continues to be a food and wine editor for a local magazine, and previously involved with many non-profits throughout his career. Bryan joined a national network of multifamily business leaders to improve the lives of renters, ensure the financial health of properties, and enhance fund performance for our investors.
Sandra Shreve
Co-Founder and Managing Partner
Sandra Shreve is Co-Founder and Managing Partner at Emerald Forest Capital Holdings at the San Antonio office, where she leads Acquisitions, Deal Financing, and Asset Management. Sandra began her 32 year journey working at one of the largest financial institutions ranked 25th on the Fortune’s 2022’s list of the world’s most admired companies. She received her Bachelor of Applied Arts and Sciences Degree from the University of the Incarnate Word in San Antonio, Texas.
She extended her education by receiving her Master of Arts in Administration Organizational Development degree from the University of the Incarnate Word. With her 32 years of professional experience in the insurance and financial banking industry, Sandra is an expert in insurance, banking finance and due diligence. Sandra’s endeavors includes being a previous co-owner of an Italian restaurant, is currently a food and wine editor for a local magazine, and is a on camera talent as a free lance actress for tv commercials and corporate videos. Sandra joined a national network of multifamily business leaders to improve the lives of renters, ensure the financial health of properties, and enhance fund performance.

Value-Add Focus
Our strategy is finding the right opportunity, typically in C or B class multi-family property space in A or B class neighborhoods, making improvements in stages in order to maintain continuous cash flow for our investors, updating as needed unit kitchens, bathrooms, flooring or appliances or create a fenced in designated dog park, fitness center, better outdoor lighting, playground, or upgrades to a swimming pool can increase the overall value when it is time to flip as the market yields stronger returns.
Community-Minded
Part of our commitment, that also aligns with our value-add focus, is to reduce our carbon footprint looking for energy-efficient opportunities by adding value, including green spaces when feasible, providing a positive public image and goodwill within the community, by making environmentally friendly upgrades to each unit and common spaces as needed.
